Luxury that is mass-produced is available to a wider number of buyers. The larger the scale of a luxury development, the less scarce it becomes.

Defining an exclusive home can be subjective.
This could mean an exclusive mansion in a closed one of few communities for one buyer. For some potential buyers, luxury is found in a custom build ocean-side home.
The better question is though, whether or not the property has special characteristics that make the property unique and hard to copy such as, location, rarity, design, privacy, quality and a good development plan.
